Property auctioneers Eddisons are looking to build on the success of their 2009 auctions which generated total proceeds of £50m from 14 auctions held in Leeds and Manchester, ahead of their first sale of the New Year later this month.
Tony Webber of Eddisons said: ‘2009 was a good year and there are now clear signs of a recovery in the property investment market.
‘Although there was increased demand across all sectors we noted particular interest in tenanted or vacant residential property, ground rents, small plots of land, tenanted retail and properties in need of renovation.
‘With interest rates remaining low, giving paltry returns on traditional investments, I anticipate investors will once again turn to sensibly priced property as their investment vehicle of choice.’
The first auction catalogue of 2010 contains 140 lots including receiverships, development land, tenanted residential properties along with various lots offered at declared nil reserves.
Significant lots being offered include the former Pudsey Grangefield Comprehensive School on Richardshaw Lane, Pudsey.
The Grade II Listed building, built in 1910, extends to approximately 34,585 sq ft on a site of around 2.17 acres. It is being offered on the instructions of Leeds City Council at a guide price of £350,000 plus.
Leeds City Council has also instructed Eddisons to dispose of two residential development sites.
Land at First Avenue, Rothwell has outline planning permission for four mews style properties and a site on Buckingham Road, Headingley is offered with full planning permission for three, two bedroom townhouses.
The lots carry guide prices of £125,000 plus and £100 - £120,000 respectively.
Meanwhile, the catalogue also includes two former water towers in North Yorkshire on the instructions of Yorkshire Water.
The sites at Wheldrake near York and Oaktree Hill, Northallerton carry guide prices of £20,000 plus and £5 - £10,000 respectively.
Mr Webber commented: ‘These are highly unusual lots .Despite certain restrictions regarding their future use imaginative buyers may see development potential.’
The two day sale is taking place at Leeds United Football Club, Elland Road, Leeds on February 18 commencing at 12 noon and at The Fairways Lodge and Leisure Club, Prestwich, Manchester on February 17 at 1.00pm.
